Job Description: Post-Contract Quantity Surveyor

In this role, you will be the financial guardian of mid-to-large-scale residential and commercial developments across the Middle East. Moving beyond initial estimates, you will focus on the critical “post-contract” phase—managing variations, assessing progress claims, and ensuring commercial integrity throughout the construction lifecycle. Key Responsibilities

Commercial Contract Management: Oversee the commercial aspects of active construction contracts, ensuring all parties adhere to the financial and administrative terms of the agreement.

Valuations & Progress Claims: Rigorously assess contractor progress claims and prepare interim valuations for payment, ensuring accuracy and project alignment.

Variation Orders: Evaluate, negotiate, and manage change orders and variations, protecting the client from unnecessary costs while ensuring fair compensation for additional work.

Financial Reporting: Prepare regular cost reports, cash flow forecasts, and anticipated final account statements to provide stakeholders with clear financial visibility.

Risk Mitigation: Identify potential commercial risks early in the post-contract phase and implement strategies to minimize financial exposure.

Final Accounts: Manage the complex process of settling final accounts, ensuring all contractual obligations are met and disputes are resolved efficiently.
Requirements & Qualifications

Education: Bachelor’s degree in Quantity Surveying , Construction Economics, or a related field.

Experience: Significant experience in post-contract cost management , specifically within the Middle East’s residential and commercial sectors.

Chartered Status: RICS (Royal Institution of Chartered Surveyors) membership or equivalent is highly preferred.

Technical Skills: Proficiency in industry-standard software (such as CostX or Candy) and a deep understanding of FIDIC contracts.

Soft Skills: Exceptional negotiation, analytical, and communication skills for collaborating with developers, contractors, and internal project leads.
